
Construction is underway on The Estates at Short Hills. The Silverman Group, based in Basking Ridge, broke ground on the 62-unit luxury rental apartment building and plans for early 2027 occupancy. Located at 85 Woodland Road, the new residential community is steps from the Short Hills NJ Transit station and next to the Cora Hartshorn Arboretum and Bird Sanctuary.
The Estates at Short Hills will comprise 10 one-bedroom, 49 two-bedroom, and 3 three-bedroom units in a four-story building with 10,000 square feet on the street level slated for two medical offices. An underground parking lot will offer 192 spaces and dedicated floors for resident, patient and staff parking. Michels & Waldron Associates designed the building and Silver Line Development is handling construction.

All 62 units will feature stainless steel appliances, gas stoves, shaker-style cabinetry, and quartz countertops in the kitchen. All homes will include in-home washers and dryers, LED lighting, plank flooring in living areas, bedroom carpeting, bathrooms with quartz countertops and in-home washers and dryers. Each apartment will include a dedicated HVAC unit and individually metered utilities.
Residents will have access to an array of amenities including an outdoor courtyard, fitness center, lounge and game room and bike storage. The community is a short walk to dining, retail and public transportation. Short Hills is an unincorporated community and census-designated place within Millburn Township and only 25 miles from Manhattan with easy access to Newark Liberty International Airport and Route 24, Route 78, and the Morris Turnpike.
